آمار نشان میدهد که مانده تسهیلات اعطایی به بخش مسکن طی سالهای ۱۳۸۵-۱۳۷۵ بهطور متوسط سالانه ۳۲٫۸ درصد رشد داشته است. سهم تسهیلات پرداختی به بخش مسکن از کل تسهیلات نظام بانکی از ۲۸ درصد در سال ۱۳۷۵ به ۲۳ درصد در سال ۱۳۸۵ کاهش یافته است. این رقم در سال ۱۳۸۶ به ۱۵٫۸ درصد کاهش یافته است که حاکی از کاهش قابلتوجه آن نسبت به سال ۱۳۷۵ دارد. اما رقم پرداختی برای تسهیلات اعطایی مسکن در سالهای ۱۳۸۶ یا پس از آن هرچه هم باشد تناسب و توازن چندانی با قیمت مسکن ندارد. در سال ۱۳۸۶ قیمت مسکن در تهران تقریبا نزدیک به ۸۰ درصد افزایش یافت. یعنی در کنار کاهش تسهیلات اعطایی که یگانه ابزار تامین مالی مسکن است قیمت نیز افزایش یافته و این هر دو یعنی افزایش قیمت مسکن و کاهش توان خرید. در تهران تسهیلات اعطایی جهت خرید مسکن نسبت به قیمت سال ۱۳۸۴ تنها حدود ۲۵ تا ۳۵ درصد آن را تشکیل میداد که کمتر از نصف بود. ر کشورهای توسعهیافته وام مسکن معمولا بیش از ۷۰ تا ۸۰ درصد قیمت مسکن را پوشش میدهد. همه این موارد به معنای کاهش تقاضای خانوار برای مسکن ملکی است. گوی افزایش قیمت مسکن و کاهش قدرت خرید مسکن مالکی، خانوار را به بازار اجاره منتقل میکنند.
بازار اجاره که خود قصه دیگری دارد و در جریان رکود بازار مسکن با کاهش عرضه مسکن اجاری روبهرو شده، و تقاضا در آن بخش حداقل ثابت مانده یا در حال افزایش است باید پاسخگوی این تقاضاهای جدید هم باشد. لذا اجاره مسکن برخلاف کاهش قیمت مسکن در دوران رکود، نه تنها با آن همجهت نخواهد بود، بلکه افزایش هم خواهد یافت.
